Job Description:

  • General aspects to the role will include management of a specialist technical/engineering team, consumables & inventory, and the strategic management of specialist service delivery partners to ensure that Planned Preventative Maintenance (PPM) tasks, reactive & corrective maintenance and project works are delivered to meet the contract Key Performance Indicators, compliance and statutory obligations.
  • Within this framework, the person will have to work with the client stakeholders to ensure our service complies with Serco and client standards, HSEQ, procedures and management plans. This includes reviewing Method Statements, PPM tasks and undertaking Risk Assessments.

Job Responsibilities:

  • Maintain good and harmonious relationships with all staff and visitors and respond to any complaints promptly
  • As required coordinate with external parties regarding Utility Supplies
  • Plan, coordinate and supervise in-house staff and specialist service contractors utilised to provide the planned and reactive services as detailed on the contract to ensure that SLA’s and KPI’s are met
  • Oversee the planning and scheduling of all resources required to deliver services, supported by specialist service delivery partners and other disciplines as agreed
  • Review Non-Conformances (NC’s) raised against the department regularly and assign resource to close out overdue NCs within agreed timescales
  • Work with other managers to develop and deliver a training matrix of basic maintenance skills to support the development of technicians into multi-skilled technicians
  • Provide input into the development of the Annual and 5 Year Asset Maintenance Plans, Energy Management Plans and asset/facility condition surveys
  • All work is to be performed as per HSEQ regulations
  • Work as a team involving all technical staff in the work to be undertaken, obtaining feedback and ideas as required to ensure that all personnel work safely and efficiently whilst delivering quality outcomes
  • Provide and prepare estimates and quotations for minor project works as and when required
  • Provide quality analysis and comment technically upon maintenance feedback from both in-house and specialist service partners and provide written reports and corrective actions as required including recommended training as required to enhance the efficiency of technical personnel
  • To work in partnership with the procurement, finance, CMMS/CAFM and Helpdesk teams to drive service delivery excellence, deliver value outcomes to the Serco team and client, and, the effective development and deployment of service delivery systems
  • Lead the development, implementation and monitoring of policies, procedures and protocols for the building services planned and reactive maintenance (including but not limited to Project Plans, Risk Assessments, Permit to Work System,
  • Lock Out Tag Out, and Emergency Procedures)
    Comply with all Serco SMS Policies and Standard Operating Procedures and all local regional or contract related policies and procedures
  • Will lead the development of maintenance procedures and protocols including method statements and appropriate HSEQ requirements
  • Manage the development and/or review of method statements, risk assessments, maintenance procedures (PPM’s) and permitting to ensure the safe and compliant delivery of contracted services

Qualification & Experience:

  • Proven analytical capability and problem-solving skills
  • Proficient in Microsoft packages including word, excel and PowerPoint. Adaptable to use company systems as required to the operations
  • Ability to use AutoCAD, Visio, MS Project will be an advantage
  • Client, stakeholders and employee engagement will be an additional focus for the role
  • Good people management and interpersonal capability
  • Holder of a degree in a relevant engineering discipline (e.g. Electrical or Mechanical), preferably with qualifications in
  • Facilities Management related disciplines
  • 7 years’ minimum experience in working as an engineer in a building services engineering department within a facilities management organisation
  • Excellent communicator and motivator across multiple levels
  • Proven experience of the “Integrated Facilities Management” solution including operational delivery at multiple building facilities
  • Technically competent with a clear knowledge and experience of building services system, life safety and buildings controls systems
  • 5 years minimum experience of managing multi-skilled maintenance team
  • Complete professional and technical understanding of a subject area/specialised function, supported by a professional qualification and will be responsible for setting objectives for the department/function/ team.
